For real estate agents
Your listing date is not moving. Neither are we.
Most of our work comes from Portland agents who need a property fixed, fast, without managing five subcontractors themselves. Send the address and the deadline, and we handle the rest and keep you out of the group chat.
Situations we get called into
The listing photos are next week
Cosmetic punch lists covering paint, caulk, trim, hardware and fixtures, done in three to five days so the photographer walks into a finished house.
The inspection came back rough
We price the repair addendum line by line, do the work, and hand you dated photos and a completion letter for the file.
The seller will not spend money
We will tell them which repairs actually move the sale price and which ones do not. Sometimes an honest 'skip that' from a contractor lands better than it does from an agent.
Your last contractor ghosted
One point of contact, one invoice, and a phone that gets answered during business hours. Low bar, we know. We clear it.
What it costs you
One call. Then it is off your plate.
You are not project managing this. We walk it, scope it in writing, coordinate with the seller, do the work, and send you photos when it is finished. If something changes mid-job, you hear it from us before it becomes a problem.

Agent questions
Can you coordinate access with my seller directly?
Yes, and we prefer to. Give us the seller's contact details and we will schedule the walkthrough and the work around their availability. You get an update when it is done.
Will you price straight off the inspection report?
Send the PDF. We return a quote that mirrors the report's line numbering so you can forward it to the buyer's agent without rewriting anything.
Can the work be paid at closing?
On qualifying jobs with agent partners we have worked with before, yes. Ask when we scope the property and we will tell you straight.
Do you carry insurance my brokerage can keep on file?
Yes. CCB #189006, bonded and insured. We will send a certificate of insurance directly to your office manager on request.
Send us your next listing.
Address, deadline, and what you think it needs. We will confirm the rest after we walk it.
