Fix It To Sell

For investors & flippers

Every week it sits is money out of your pocket.

We renovate Portland flips on schedules investors can actually underwrite. Scope built to your fair market value, draws that work with your lender, and a crew that understands holding costs are the real deadline.

How we work with investors

  1. 01

    Numbers before you buy

A walkthrough and budget range while the property is still a maybe, so you are bidding with real construction costs instead of a per-square-foot guess.

  2. 02

Scoped to your fair market value

Quartz where it returns, laminate where it does not. We build the scope backward from the resale price you are targeting.

  3. 03

    A schedule you can underwrite

Weekly photo updates and a live schedule. Every week of slip is holding cost, and we treat it that way.

  4. 04

    Billing that fits your lender

Draw-based invoicing with the documentation hard money lenders require to release funds.

Straight talk

We will tell you when a deal is not worth it.

If we walk a property and the renovation math does not work at your target price, we will say so before you close instead of after. We would rather lose one job than be the contractor who talked you into a bad flip.

Investor questions

Will you walk a property before I close on it?

Yes, and we would rather do that than price it after you own it. Send the address and the listing and we will give you a budget range you can put into your offer.

How do you handle draws with hard money lenders?

We bill against completed milestones and provide the photo documentation and lien waivers that lender inspections typically ask for. Tell us your lender's draw schedule and we will build the job around it.

Do you scope to the cheapest option or the nicest one?

Neither. We scope to your target resale. Tell us the fair market value you are underwriting to and we will tell you where the money is worth spending and where a buyer will never notice.

Can you handle permits with the City of Portland?

Yes. We pull and coordinate permits for structural, electrical, plumbing, and mechanical work, and we will tell you honestly when a permit timeline puts your holding-cost math at risk.

Under contract? Send it over.

We will walk it, scope it to your fair market value, and give you a schedule you can build your exit around.
