Most contractors quietly add a margin to every board, every fixture and every subcontractor invoice. We do not mark up materials at all, and when we use a sub you see exactly what they charged us.

70% of after market value less repairs
- Usually 70% of after-repair value (market price), less the cost of repairs.

- Terms can be designed around what the seller actually wants.

Pricing questions
Do you mark up materials?
No. Our price is your price, and we will show you the receipts. You can even supply your own materials if you would rather buy them yourself.
How are subcontractors billed?
At our cost from them, plus 10%. When a job needs a licensed specialist, you see what they charged us.
Should I go hourly or ask for a bid?
Hourly usually works out better on small and medium scopes because you are not paying a contingency built into a fixed number. On larger jobs a bid gives you certainty. It is your choice, so tell us which you prefer.
What does 'we buy direct' mean?
If you would rather not deal with a property at all, we will buy it. Our offer is usually 70% of after-repair value, which is market price, less the cost of the repairs. No commissions, no hidden costs or fees.
