Framing & Structural Repair
Framing is the work nobody sees and every inspector looks for. It is also what stands between a flip floor plan and the one that actually sells, and the difference between those two is usually a permit and an engineer's stamp.
What is included
- Rot and pest damage repair in walls, floors and rim joists
- Wall removal and new openings for flip floor plans
- Sill plate, post and beam repair in older Portland homes
- Subfloor and joist repair
- Engineering and permits coordinated where the work is structural
Framing & Structural Repair: questions we get
Can you take out a wall to open up a floor plan?
Yes. If it is load bearing we bring in an engineer and pull the permit rather than guessing. Unpermitted structural work surfaces at the worst possible moment, which is when your buyer's lender starts asking questions.
How do I know whether damage is structural or cosmetic?
Send us the inspection report. We will tell you which items are genuinely structural and which ones read alarming but are not, so you are not renegotiating over the wrong things.
