These terms cover your use of this website. They are not the contract for any construction work. Work we perform is governed by the written agreement we sign with you for that job, and where the two differ, the signed agreement wins.

You can verify our licence status directly with the Oregon Construction Contractors Board. We would encourage you to do that with any contractor, including us.

Pricing and estimates on this site

Rates shown on our pricing page, including our hourly rate, are current published rates and are subject to change. They are not a quote. Nothing on this site is a binding offer.

Any figure we give you before we have walked the property is an estimate based on incomplete information. A firm number requires a site visit and a written scope.

Property purchase enquiries

Our direct purchase guidance, including the rule of thumb of roughly 70% of after-repair value less repair costs, describes how we typically arrive at an offer. It is a general guide, not a commitment to buy or an offer on any specific property. Any actual offer will be made in writing and will depend on condition, title and market conditions.

We are not a real estate brokerage and we do not provide legal, tax or investment advice. If you are dealing with probate, foreclosure, title problems or a distressed sale, talk to your own attorney or agent before you sign anything, including anything from us.
