Rental Turnovers
Today's rental market is difficult to navigate for most smaller property owners. Turnover is one of the most expensive parts of ownership, and not just because of the repair bill. The real cost is the time it takes before the unit is back in the marketplace earning.
What is included
- Turns scoped to minimise downtime, not to maximise the invoice
- Paint, patch, flooring and fixture work built for tenant wear
- Small plex and multi-unit turns
- Long working relationship with Section 8 rentals
- Ongoing maintenance for landlords, not just turnovers
Rental Turnovers: questions we get
Why does it matter that you own rentals yourselves?
Because we have paid for turns out of our own pocket. With over 40 years of construction experience, and having managed plexes with over 140 units, we know the inner workings and nuances of the rental business, not just the construction end of it.
Do you work with Section 8 units?
Yes. A long relationship with Section 8 rentals is part of our resume, including getting units through inspection.
How is turnover work priced?
At our standard hourly rate of $89 per man hour, with no markup on materials. On larger scopes we can bid the job instead if you prefer a fixed number.
